Full Description: Lot 25 is part of this site to provide access to the building from the west. The building could be used as a single building or easily broken up into several suites for lease. Warehouse at 1651 Levee Way
This open warehouse type building is about 15,880 SF in size. The building has heavy concrete floors that should take heavy truck traffic. The exterior walls and roof are constructed of structural foam panels with estimated R-values of R-30 for the walls and R-40 for the roof. The main structural support is provided by a steel frame and steel trusses.

The building was constructed in an estimated 4 parts; the front section of about 3440 SF, a second section of about 3,850 SF and 2 final sections of about 4,250 SF each. The ceiling heights vary from section to section, from the front back:
Section 1 - 9 to 14 ft
Section 2 - 17 to 25 ft
Section 3 - 20 to 25 ft and
Section 4 - 12 to 20 ft.

There is a small office area of 1100 SF that includes a mechanical area for a boiler, well (and softener), and bathroom.
There is single phase power to the site and 3-phase power is available just across the highway.
Recent work has included sheathing most of the exterior walls (and providing structural support for trusses where necessary as the sheathing progressed).
There is an 8 inch thick exterior concrete work pad, of 4300 SF that appears to have been constructed for a proposed building addition.

The building has sat unheated for at least one winter and has suffered little frost heave damage, though about 2000 SF of floor heaved a little, it seems likely to need to be replaced. Exterior walls need sheathing completed and siding. The condition of the roof is unknown. None of the mechanical equipment is assumed to be useable. The condition of the well and septic is unknown. A significant remodel seems necessary to meet a new owners needs.
